Swinerton, a full-service national construction firm
recently relocated its Spokane, WA, regional office to
a larger appointed 10,000 sq. ft. space in the Scott
Morris Center for Energy innovation. Swinerton
partnered with the property developer, Emerald
Initiative, and their design-build team – BCRA,
McKinstry, Overcast Innovations and Armstrong World
Industries (AWI) to bring their design vision to life while
meeting their specific space requirements. Swinerton
was interested in utilizing some of the more innovative
product solutions in the marketplace that support the
industrialized construction transformation occurring
within the commercial construction industry, allowing
for more prefabricated, integrated and modular
building solutions that drive shorter installation times,
reduced trade stacking and lower first costs while also
supporting lower ongoing operating and maintenance
costs.
For the Swinerton tenant improvement, finding the most effective and efficient ceiling solutions was a key consideration early in design conversations. Obviously, spaces as different as private offices, open offices, circulation spaces and conference areas each required a distinct approach. Overcast, AWI and BCRA accomplished Swinerton’s goal to balance the architectural aesthetics while optimizing the space for occupant comfort, wellness and efficiency. Overcast’s integrated and modular ceiling panels, were installed throughout the tenant improvement and were paired alongside Armstrong Templok ceiling panels. The Overcast Clouds and Grid Platforms consolidated
164 ceiling devices (lighting, HVAC, fire alarm, fire sprinkler, wireless access points and a host of additional low voltage devices) across 70 ceiling panels.
INSTALLATION
The Overcast modular ceiling panels were installed by Swinerton’s self-perform carpenter teams allowing for
an efficient and cost-effective installation, reducing the scope of labor on-site and mitigating schedule risk.
The total average time to stage, plan, install and cleanup the Modular Grid Platforms was nine minutes.
